Customer review

“We have been letting holiday homes since 1991, these days under two brands: Fewo-Bach for Lake Balaton, Bergzeitliebe for the Alps. Two audiences, two identities, two domains — but the same processes behind them. In Reynt both run out of one system: every brand has its own website, every property its owner, every booking its statement. That we could set up a second brand without building everything a second time — that was the point for us.”

Models and costs

Two models, one system — and the arithmetic to match.

Whether you rent out your own places or take on other owners, the booking website, the back office and the billing come with it. And whether the switch pays off for you is something you can work out first.

Direct booking

For anyone renting out their own places — from a single apartment to a portfolio of a hundred units

Your own booking website, in your own design. Guests book straight with you — no portal commission, nobody in between.

  • Your domain, your brand, your guest list
  • 0% commission on every direct booking
  • Instant, on-request, or by quote

Marketplace mode

For agencies, host networks, and regions whose brand other owners list under

Open your website up to other owners. Their places appear under your brand, and you take a commission on every booking.

  • Onboard owners and let them manage their own listings
  • Automatic commission splits and owner payouts
  • Settlement breakdown on every commission invoice

Commission or flat fee

For anyone still handing over a percentage of their revenue

Whether a switch pays off turns on two numbers: your direct revenue and your property count. The calculator names the point at which the flat fee becomes the cheaper one.

  • Both annual costs side by side
  • Shows when commission is the cheaper deal
  • No sign-up, and it runs on your own numbers

Your own booking website — without hiring anyone

Build and design your website on your own domain: change pages, text, and images yourself, whenever you like. No developer, no monthly agency bill, no rebuilding it next year.

  • Your domain, your logo, your colors
  • Describe a page — AI drafts the sections
  • Edit pages yourself, no code
  • Blog and SEO built in from the start
  • Multilingual — AI handles the translations
  • As fast on a phone as on a desktop
Your booking site
How guests book

Three booking flows, one inbox.

Pick how guests can book on your site — instant, on request, or by quote.

Instant booking

Guests pick their dates, pay online and get confirmed automatically. No callback, no approval step, no waiting.

Busy listings

On request

Guests send a request, you decide. No booking is final until you say so.

Premium and curated stays

By quote

Ten people, three weeks, cleaning included? Build custom offers.

Bespoke and group stays

And when something changes?

You change the stay period, guest count or extras on a confirmed booking in the booking itself. Reynt recalculates and settles the difference automatically — as a supplement or a refund. Amounts already paid stay untouched, and the guest gets a change email if you want one. No cancel-and-rebook.

How it works

From account to first booking.

Three steps to bookings through your own website.

Add your places

Create your account, drop in your properties, set prices and house rules.

Make the site your own

Connect your domain, set your colors and logo, write the pages — no developer needed.

Start accepting bookings

Instant, on-request, or by quote — with payment taken at booking and the invoice a click away.

Reynt AI

One link becomes a finished listing.

The AI takes on the typing that renting out involves — listings, copy, translations, reply drafts. Only what you approve ever goes live.

A listing from one link

Paste a link to an existing listing or upload photos — Reynt drafts the title, description, and property facts from it.

Copy in every language

Descriptions and SEO fields in every language you sell in. The translation keeps your formatting intact.

An assistant in the console

Ask about bookings, revenue, and occupancy — or have a change prepared that you only need to confirm.

The AI proposes. You publish.

How Reynt separates tenants and protects data

Straight answers

What you should know before you switch.

Five questions almost everyone asks — answered the way we'd answer them on a call.

Will Reynt bring me new guests?

No. Reynt is the channel that belongs to you — not the demand. It makes sure the guests who already find you — returning guests, referrals, your mailing list, your social profiles — book straight with you instead of through a portal that takes a commission for it. If you sell purely through portals today, what Reynt wins you first is control and margin, not reach.

Can I keep my portals running alongside?

Yes, as long as the portal offers an iCal feed. Reynt reads every calendar that speaks iCal once an hour and publishes a feed of its own back for each property. What is taken there is blocked here — and what is booked here blocks those dates there. How much you sell through which channel is your call, per property, and you can change it at any time.

What happens to my existing bookings?

Live portal bookings arrive over iCal as blocked dates, so nobody can double-book you. No portal feed carries guest details — Reynt only learns that a date is taken. There is no automatic transfer including guest data, because no portal offers an interface for it. So the usual route is: new bookings in Reynt from day one, and let the existing ones run out in your old system — after one season you are through.

Do I have to rewrite my listings?

No. The standard route is the AI import: paste the link to your existing listing and Reynt drafts the title, description and property facts from it — in every language you sell in. You review and publish; nothing goes live unchecked.

Is Reynt a channel manager?

No, and that is worth knowing up front. Reynt speaks iCal in both directions, which keeps availability in step but pushes neither rates nor content to the portals. If you already run a channel manager, Reynt sits alongside it as long as that tool offers an iCal feed. Tell us which one you use and we will tell you up front whether the two work together, rather than leaving you to find out.
